Moving up means selling one home and buying another, often at the same time. These are the twelve questions we hear most from North Atlanta homeowners, grouped by where you are in the decision. This is general information, not financial, tax or legal advice.
Budget and equity
How much home can I afford once I sell my current one?
Start with what your home is likely to sell for, subtract what you owe and your selling costs, then add your savings. A lender turns that, plus your income and the new loan terms, into a real approval. We estimate the sale side; your lender handles the loan side.
How do I figure out my equity?
Equity is roughly your home's market value minus every loan against it. We can give you a market-based value estimate, and your lender or latest mortgage statement gives your payoff. See how much equity you can bring for a step-by-step version.
How much should I spend on the next house?
Pick a monthly payment you are comfortable with after taxes, insurance, upkeep and your other goals. The maximum a lender approves is a ceiling, not a target.
Order and timing
Should I sell before I buy?
Selling first gives you a clear budget and no overlap, but you may need a place to stay in between. Buying first gives you time to find the right home, but you may carry two. The sell-and-buy comparison lays out both.
Can I buy before I sell?
Often, if a lender approves the new loan with your current payment still counted, or if you have the funds to cover both homes for a while. Your lender can tell you which applies.
How does my current mortgage affect my next loan?
Lenders count your existing payment as debt, which can lower how much they will approve. Selling the home, or in some cases renting it out, changes that calculation.
How does a home-sale contingency work?
It makes your purchase depend on your current home selling. That protects you, but some sellers prefer offers without one. We help you judge how much it will weaken your offer in the market you are buying in.
How do I line up two closings?
With a plan made early. Common options are same-day closings, a later closing date on the purchase, or a short rent-back on the sale. We coordinate the dates with both closing attorneys and your lender.
What if my home doesn't sell as quickly as I hoped?
Price, condition and presentation do most of the work. Before you commit to buying, plan for a longer timeline and agree on what you would do if the market slows.
Your current home
Should I keep my current home instead of selling?
Some owners keep it as a rental or second home. It can make sense, but it adds costs, risk and landlord work. Talk it through with a tax or financial professional before you decide.
Can I rent out my current home?
Sometimes. Check your mortgage terms, your HOA rules and local regulations, and budget for repairs and empty months. A qualified professional can explain the tax side.
Staying comfortable
How do I move up without becoming house poor?
Leave room in your monthly budget and keep a cash cushion after closing. Compare a few price points before you shop so the numbers still feel comfortable a year after you move.
