Can you sell your home and buy another at the same time?

Yes. Most move-up buyers do some version of it. You can sell first, buy first, or line both up so they close close together. The right order depends on how much equity you have, whether you can qualify for the new loan while you still own the old home, and how much overlap you can live with.

Each order trades one kind of risk for another. Selling first gives you a firm budget but you need somewhere to live in between. Buying first lets you shop calmly and move once, but you may pay for two homes for a while. We lay out both sides with real numbers before you commit to anything.

Three ways to sequence the move

Sell firstBuy firstClose close together
How it worksYour home goes under contract and closes, then you buy with the proceeds in hand. You buy the next home, move, then sell the one you left. You make an offer while your home is listed, often with a contingency or matched closing dates.
Works well whenYou need the sale proceeds for your down payment, or want no overlap at all.You can qualify for both payments or have savings to carry them.Your home is likely to sell readily and the next seller can be flexible.
Watch forWhere you live in between, and moving twice.Paying two mortgages if your home takes longer to sell than planned. One delay can push back both closings.

Questions to answer before you choose an order

  • Roughly what could your home sell for, and what do you still owe on it?
  • Will a lender approve your next loan while you still own your current home?
  • Could you carry both payments for three to six months if you had to?
  • Do you need the money from your sale for the next down payment?
  • Is there a date you must move by, such as a school year or a job start?
  • Would you rather move twice, or risk owning two homes for a while?

Selling and buying: common questions

Can I buy my next home before I sell my current one?

Often, yes. It depends on whether a lender will approve the new loan while your current payment still counts against you, or whether you have the cash to carry both homes for a while. A lender can tell you which applies to you.

What is a home-sale contingency?

It is a clause in your purchase offer that makes the deal depend on your current home selling. It protects you from owning two homes, but some sellers see it as a weaker offer, especially when they have other buyers to choose from.

What is a rent-back?

A rent-back lets you sell your home and stay in it for a short, agreed period after closing, usually paying the buyer rent. It can give you time to close on your next home without moving twice.

Who handles the closings?

In Georgia, closings are handled by a closing attorney. When you sell and buy close together, we coordinate dates with both attorneys, your lender and the other agents so the money from your sale is ready when you need it.
